Board approves several projects at February meeting

SUN CITY – The Sun City association board of directors was thinking warm at its February meeting last month.

In a snappy, 35-minute meeting in Prairie Lodge, the board approved a significant outdoor capital improvement project and also authorized major repair and replacement work to doors at the lodge.

The fishing pier at Wildflower Lake will be removed and replaced by a new, galvanized steel one this spring at a cost of $75,733.

“The present aluminum pier has reached the end of its useful life, and the Angler’s Club, the Facilities Advisory Committee, and I have agreed that it needs to be replaced,” said new board member Dennis O’Leary. “We plan to install a pier that promises to be more stable and stronger.”

The work will be done in March or April, or possibly later, depending on weather conditions, he added.

“I appreciate the work of the Anglers Club, which helped us with a lot of technical details,” O’Leary said.

The other project involves replacement of the automatic sliding doors at Fountain View Center and at the main entrance of the lodge near the CAM desk, O’Leary said.

“These doors have become maintenance problems and are letting too much of the wrong kind of air into the building. During the month of May, both the inside and outside nine-foot-high doors at each entrance will be removed and replaced by seven-foot high doors and a new transom.

The work will cost $40,790 and will take two weeks.

“Each entrance will be done in two consecutive weeks, during which time the entrances will be closed,” he added. “We also are going to seek bids soon for improved heaters in vestibules between the two doors,” he went on. “We also are exploring ways to improve air flow throughout the building when we replace rooftop HVAC units later this year.”

Also at this meeting, Executive Director Lauren Lee again announced the recent elevation of David Tomczyk to the position of Facilities Director, replacing Lane Petersen, who served for a short time and then left the staff earlier this year. Lee said Petersen died recently. She also said new communications director Sandy Oslance is now handling many communications projects that are sent to residents and Chris Leuck has been elevated to the position of APN and Landscape Services Supervisor.
