SUN CITY – Some folks at Sun City might say the situation with the associationâs board of directors these days is ideal.
The management of this beautiful, peaceful resort goes on quietly and efficiently while the residents enjoy their retirement, charter clubs, special interest groups, family visits, and some opt for their rocking chairs. The issues ought to be managed well in an active adult community, right?
This was the way it seemed at the August 28 CAM board meeting where a routine session lasted little more than an hour, there was a lot of agreement on almost all agenda items, and most of the attendees were management staff members and volunteers.
There was no controversy and little excitement.
The most significant item was probably approval of a 12% increase in the cost of property and liability insurance coverages for residents for 2020. The proposal from the Insurance Subcommittee was more than $676,600, up about 12% above the last insurance program. Board member Steve Bytnar asked who is liable for handling internet hacker losses, First Service Residential (SCâs management company); Northstar, the associationâs technology consultant; or CAM itself. The question was not answered precisely during the discussion. Questions were also raised about what board member Russ Howard called âlarge increases.â In the end, the subcommitteeâs proposal was approved, 7-0.
The board also authorized two modestly priced repair projects â $40,125 to U.S. Water Heating Solutions for replacement of the water heater at the Prairie Lodge indoor pool, and $33,165 to Creative Construction Group, who board members said submitted the best responsible bid of three, to replace the roof in APN 1B.
In other discussions, Ken Ladage, chairperson of the Activities Committee, praised the work of the committee for its work on the 20th anniversary events and activities. These included a historical presentation by historian Jake Marino in June, the âworldâs largestâ drinks on the drive event with more than 160 driveways involved and all neighborhoods participating, and the amazing race. He also invited all residents to attend the climactic 20-year celebration at Prairie Lodge on Thursday, October 10.
In her management report, Deanna Loughran said home sales so far in 2019 are almost 300, up modestly from 2018. She gave a shout-out to Melissa Hornick, lifestyle manager; and Kathy Kent, fitness director; for work âbeyond their regular assignments.â Finally, she said replacement of the Bocce Ball Court surface near Prairie Lodge will start in 2019 and be finished in 2020.
There were two resident comments, one by resident Jim Darow questioning the wisdom of locating Northwestern Medicine therapy room in fitness department offices, and the other came from John James of Neighborhood 19, asking if information on houses for sale in Sun City could be furnished to Realtors.
Some board meetings last several hours, this one was short, sweet, and quiet. The next board meeting will be held at 9 a.m. Wednesday, September 25, in Drendel Ballroom.
