CAM announces summary of project costs for next year

This is the final communication to Sun City residents about the 2020 operational and reserve maintenance budgets.

Previously, residents were advised that they will pay $1.00 more in monthly assessment fees next year, from $127 to 128, primarily because of excessive snow removal costs incurred in the early 2019 months. The 2019 budget obligation of $127 represents $103 for operational expenses and $24 for reserve (capital) spending. The 2020 proposed budget increases the operating portion by $1.00 with no change in the reserve portion.

The reserve funding goals established by the Board of Directors continue to be satisfactory, according to the most recent financial statement from Deanna Loughran, executive director, and Norm Osth, chairman of the Sun City Finance Committee.

In 2019, the community association projects to generate operating revenue of $7.7 million from resident assessments and fees, Lifestyle Magazine advertising, and room and restaurant rentals, resale transfer fees, interest , and merchandise sales. The proposed budgets project a $73,000 deficit, again because of the 2019 snow removal costs.

This report focuses primarily on the 2020 reserve budget, which proposes to spend about $1.1 million (estimated) on repair and maintenance of exterior and interior common areas and facilities.

These projects will take place mostly in Meadow View Lodge interiors and mechanical facilities, community trails, Millgrove Workshop interiors and exteriors, Prairie Lodge Drendel Ballroom and activity rooms, and Prairie Lodge fitness center. Also proposed are minor repairs to Tall Oaks Tennis Center, and pumps at water features.

Here is a little more detail of projects and costs (estimated):

$65,000 for repair of community t rails asphalt.

$14,000 for replacement of Bocce Ball furniture.

Nearly $33,000 for removal and treatment of ash trees.

About $75,000 for replacement of lightning warning systems.

$93,000 to replace two lift stations

About $150,000 for improvements at Meadow View, including office cabinetry, interior lights, exterior trim, kitchen remodeling.

$29,000 for mechanical repairs at Meadow View.

Nearly $40,000 to upgrade and repair Meadow View outdoor pool facilities.

Nearly $50,000 to upgrade and repair facilities at Millgrove Woodshop.

About $9,400 to replace trellises at Neighborhood 12 park.

About $46,000 to replace ceramics equipment and remodel the reading room in Prairie Lodge.

Replace and upgrade IT equipment in Prairie Lodge administrative offices.

$75,000 to “fully” replace and upgrade Drendel Ballroom furniture in Prairie Lodge.

About $158,000 to maintain and paint jogging track and replace carpet in the Prairie Lodge fitness center.

$33.000 for wall coverings and partial replacement of lobby furniture at Fountain View area, Prairie Lodge.

$185,000 for several upgrade projects at water features.

$51,000 to replace two vehicles.
