The May 24 Sun City Board meeting was held in the Birch room of the Fountain View Lodge. Fewer than 20 residents were in attendance, and an additional 34 were viewing the YouTube video broadcast at the beginning of the meeting. The YouTube audio experienced some technical difficulties.

Bob McGouey, the Treasurer, reported that “63 homes have been sold year to date”.

Vito Benigno, Board President, reviewed the Strategic Plan for the Sun City Community Association for 2021. Benigno presented the six strategic goals:

Goal one: “Continue to deliver professional communication by utilizing current communication channels/tools as well as taking advantage of new technology”.

Goal two: “Identify common areas within the community that could be used or repurposed more effectively. Monitor trends that impact the efficient use of space and valuable resources.”

Goal three: “Identify and foster relationships with local entities outside of the community that will benefit residents to the fullest.”

Goal four: “Work with on-site business partners to enhance awareness of services and contributions to our mutual success.”

Goal five: “Lead and support the managing agent to provide quality service and administrative support to fulfill the directives of the Board of Directors and the needs of the community.”

Goal six: “Continue to develop organizational structure as well as systems and programs that foster and support volunteerism and community involvement.”

Bob McGouey reported that the Finance Committee is still “in need of volunteers with background in Finance and Insurance.”

“The Charter Club Expo will be on August 30,” according to Art Ryden. The 2020 Expo was cancelled due to the Covid-19 restrictions.

Indigo Golf Management is “going to improve the irrigation system at the Whisper Creek Golf course,” reported Russ Howard. He indicated that “it has been several decades since the system was installed.”

According to Dottie Harrison, “the Neighborhood Watch recertification will be completed by June first.” And, “the National Night Out will be in August.”

Kathy O’Toole, the Assistant Executive Director, presented the Management Report. She stated that “we are currently in the Bridge Phase now” and “the Governor is expected to announce Phase 5 on June 11.”

Under New Business was the installation of a $55,000 Building Automation System (BAS) at the Millgrove workshop.

When asked for details on the Millgrove project, O’Toole responded, “Millgrove was the last of our buildings to be added to our centralized Building Automation System (BAS) Software making BAS community-wide. BAS has been added to all buildings to gain efficiencies through dynamic, remote control and operation of the building’s HVAC equipment, and set-points that have not existed prior.”

The Orange section of the Wildflower Lake Park Trail asphalt will be replaced at the cost of $55,500. This will complete the asphalt replacement project at Wildflower Lake.

The 2021 Guest and Family Swim policy was discussed. The hours will be Monday to Friday from 3-5 p.m. and from 1-4 p.m. on weekends.

Benigno also made the motion that, “the implementation of family swim and outside guests not be permitted until Phase Five and CDC guidelines allow.”

The motion passed unanimously.

The meeting adjourned and the board went into Executive session.
