Warehouse, distribution building possibly coming to Huntley

HUNTLEY – The intersection of Jim Dhamer Drive and Illinois Route 47 may be getting a new look.

A 729,600 square foot speculative warehouse and distribution building on the northwest corner of the 44-acre site has been presented to the Huntley Planning commission. The building will be constructed by Venture One Real Estate. It might be divided into two tenant spaces if a sole tenant is not found. No users of the building have been identified.

Charles Nordman, Huntley’s Director of Development Services, reported that “the development would have 3 entrances off Jim Dhamer Drive. There will be parking for 439 passenger vehicles and 58 truck docks and 78 truck parking slots along the Dhamer Drive side the building. An additional 67 truck docks will be on the north side of the building”

Nordman continued, “Sun City neighborhood 32 is to the north of the property. The property would be separated from Neighborhood 32 by approximately 388 feet of Parks and Open Space zoning. There would be approximately 655 feet of separation from Neighborhood 32 and the north truck court, and approximately 795 feet between the Neighborhood 32 and the proposed building.” A 2-foot-high berm topped by an 8-foot-tall sound barrier would be on the north property line to reduce the light pollution and truck noise seen and heard in Sun City neighborhood 32.

Venture One has named the project “Venturepark 47.” They made presentations to both the Planning Commission and the Village Board in November, 2021. The recommendations and suggestions from those meetings were incorporated into this request. This will be Venture One’s third project in Huntley.

Concerns were voiced about the parking lot lighting affecting the Sun City houses to the north. Venture One responded that the lighting controls would be on motion sensors and that the lights would be dimmed by one-third when there was no motion detected at night. In addition, shielding could be placed on the Sun City side of the light fixtures to block the light.

At the end of the presentation the Planning Commission had to approve the plans so that the project could be sent to the Village Board for final approval. A ten-foot-tall sound barrier on top of a 2-foot berm; light shields on the light fixtures on the north side of the property; and the requirement that any refrigeration trucks must be parked on the south side of the building were conditions included in the approval.
