Charles Nordman, Director of Development Services for the Village of Huntley, introduced a proposal at the September 8 Village Board meeting for “a conceptual review for the construction of a 213,745 square foot industrial building on the roughly 30-acre site located immediately south of the Village Green shopping center and north of Freeman Road.”
He indicated that “Huntley Development Limited Partnership (HDPL) is the current owner of the property and is entertaining a purchase offer from MG Logistics (MGL) for the site.”
Nordman continued, “this building will become the Headquarters for MG Logistics (MGL) and will house approximately 150 non-driver employees.” He also said that MGL “has a fleet of 500 tractors and 1,000 trailers which are leased to its drivers.”
“The proposed site plan includes parking for 120 passenger vehicles and 114 trailer positions. The plans include 51 depressed truck docks and seven drive‐in doors” he added.
Nordman concluded, “The proposed plans will require review and approvals from the Plan Commission and Village Board for a Final Plat of Subdivision, Special Use Permit for Logistics, Freight, and Trucking Operations in the “BP” Business Park Zoning District, and Final Planned Unit Development, including any necessary relief.”
Vassil Bayraktarov, President and CEO of MGL answered questions from the board. Trustee Kittel asked about truck traffic and Bayraktarov said that “we don’t do any local deliveries.” He added, “we think that there will be 55 to 60 truck trips a day.”
Trustee Leopold commented, “I have no problems with what has been presented so far.” He expressed his concern about “truck traffic going north toward Oak Creek Parkway.” Bayraktarov said that “truck traffic would only go south to Freeman.”
Trustee Kanakaris, “I appreciate you guys coming to Huntley.”
Mayor Hoeft, “I like the trailer parking on the east side of the building.” Also, “could you add a little undulation on the top of the west and north sides of the building to give it a little character?” Bayraktarov replied, “absolutely.”
“I’m kind of concerned with adding another warehouse in the south end of Huntley.,” said Goldman. “Part of me wants to wait, and I know you don’t want to, to see the kind of impact the truck traffic will be when Amazon gets busy.”
Bayraktarov concluded. “we’re more of a leasing company than a trucking company.”
This proposal was presented for a conceptual review by the Village Board. No vote was taken at this meeting. Further review and approval by the Village Planning Commission and an additional presentation before the Village Board requesting final approval of the plans will be required.
