2022 saw surplus of money for Sun City

SUN CITY — Jim Sanecki, Sun City Board Treasurer, presented the Fiscal Year 2022 year-end financial statements at the January board meeting.

According to Sanecki, “the Association income of $8,136,000 exceeded the 2022 Budget by $150,000. Expenses were $7,882,000 which were $104,000 lower than anticipated in the budget. The net result was a $254,000 surplus.”

His review of the variances showed that “advertising, fitness, lifestyle, resale and restaurant revenues were all up from 10% to 14% compared to the budget.” He continued, “Payroll and Utilities were $300,000 less than budget while insurance, technology, miscellaneous exterior expenses, Lifestyles printing costs and other factors were over budget by more than $180,000.”

Chris Nyborg, the Association’s Auditor, proposed a resolution “that would allow the $254,000 surplus to be applied against the subsequent tax year member assessments as provided by an IRS Revenue Ruling.” The resident members voted in favor of adopting the resolution. This same resolution has been implemented in many previous years.

Sanecki also reported that “Sun City home sales in 2022 were 304 as compared to 363 in 2021.” According to the Sun City website, the sales in 2020 were 332 and 344 in 2019.
