Board continues Sun City maintenance efforts

Maintenance of common areas has been a big priority of the Sun City board of directors for the last several years, and the beat goes on in 2018.

At Prairie Lodge, a new solarium will be unveiled this month, and flooring in several activity spaces is being upgraded. Over at Meadow View and the Arcadia Condo building, the parking lots are being resurfaced.

On June 27, the board moved on with four other projects:

Asphalt roofs on Prairie Lodge, six territory marker structures, the guard house, Fountain View Pavilion, the rear of Fountain View Gazebo, the Tall Oaks Courts courtside shelter, Millgrove Woodshop, and the Wildflower Lake comfort station are being replaced at a cost of $553,885. Contractor is Cost Roofing, lowest of three vendor bids.

All nine of Millgrove Woodshop’s exterior doors will be replaced at a cost of $28,282 by Anderson Lock, the lowest of four vendor bidders. The current doors are deteriorated residential doors, which will be replaced with commercial grade doors.

The indoor pool ceiling at Prairie Lodge will be patched, primed, and repainted at a cost of $13,000 by A.R. Lass, the lowest of three vendor bidders.

A two-year agreement with Vonage to replace the present Association telephone system has been executed. This is a lease to own agreement requiring a one-time cost of $1,550 and a monthly operating fee of approximately $2,300. This was the lowest of three vendor bids.

These projects have started, or will be launched soon.

All of these projects are being funded by the community’s consolidated reserve budget, which is funded annually by about 20% of the monthly assessments paid by residents. At the June 27 board meeting, it was reported that the total amount of current reserve dollars is about $16 million.

In a related development at the same board meeting, a representative off Nyberg & Company gave a report on its audit of the community’s finances and financial reports for 2017.

“In our opinion, the financial statements present fairly, in all material respects, the financial position of Sun City Community Association of Huntley, Inc., as of December 31, 2017, and the results of its operations and its cash flows for the year then ended are in conformity with accounting principles generally accepted in the United States of America.”
