No Regency application submitted, according to village manager

“No formal rezoning application or development plan has been submitted” to the Village for Regency Square, announced Huntley Village Manager David Johnson at the September 22 Sun City board meeting.

Johnson was a guest speaker at the Board meeting and he carefully talked through the many steps that are needed to be completed before a project could even break ground in Huntley.

He reminded the attendees that the Regency Square project concept was initially discussed at the Village Board meeting this past May. He reiterated that BO2, the Regency Square property owners, were ”told that they needed to talk with the residents of the adjoining neighborhoods” as part of the process. BO2 did hold a meeting for some residents of Sun City Neighborhood 7 and presented their project that included a mix of 364 housing units.

“Traffic plans and analysis are required parts of the application process,” assured Johnson in response to a question from the audience.

“Formal applications require a public hearing,” Johnson reminded the audience.

There are two parcels involved. One is currently zoned “BP” for business park and the other is zoned “C2” commercial. BO2 has disclosed that they will want all of the property rezoned “MF” for multi-family housing.

Johnson continued, “the Planning Commission does review all applications and must seek public comment.”

The Village Board must review any plans approved by the Planning Commission and it also requests public comment as part of their process.

He continued, “Compatibility with neighborhoods and the immediate area is required” when referring to the possible multi-family housing development.

Concerns that BO2 had not revealed the partnered developer were addressed by Johnson. He made it clear that “any zoning request must have project ties, including the name of any developer.”

Johnson shared that a new 180 home development, east of St. Mary Church, “took two years to work through the approval process.”

The audience was encouraged to sign up for the Village email notifications. “All public hearings are announced on the Village website and in Village Newsletter emails,” stated Johnson.

Johnson’s message was clear: “No formal rezoning applications have been submitted for Regency Square.”
